These model units will guide East Palo Alto through the future of dignified, independent, AI-supported senior living, setting the design and care standards for every upcoming Indigo campus.

It is the ideal site to demonstrate how innovative aging-in-place solutions can be delivered affordably within Silicon Valley’s most dynamic corridor.

Where Policy Meets Innovation: EPA’s Next-Generation Senior Living Prototype

The parcel is currently zoned as R-LD (Low Density Residential) and provides a strategic entry point for shaping EPA’s next generation of senior housing policy. By beginning with a small, by-right footprint, a mix of four prototype units, Indigo and L&R Press will work hand-in-hand with the City to test, refine, and streamline the entitlement path for future high-tech senior campuses citywide.

The 855 Runnymede Senior Vitality Campus will deliver four net-new affordable homes for older adults in East Palo Alto, anchoring a new model of proactive, technology-driven care. Each unit will include an integrated suite of ambient assistive technologies:
