1893 Woodland: The Five Minute Zone
Located on 1.07 acres along Woodland Avenue, this site will be our testing ground for our first micro-campus. This site will bring retail, wellness, education, food access, and digital logistics to a historically underserved stretch of Woodland Avenue, without requesting variances and/or entitlements. The property has a base residential yield of 40–45 units without any need for variances or entitlement changes. Building on the momentum of our Runnymede model, 1893 Woodland will represent Phase Two of our proof-of-concept a mixed-use, community-enhancing development that elevates daily life for residents while strengthening the fabric of the neighborhood.
Woodland will feature community classrooms, a fitness and wellness center, micro-retail opportunities for local entrepreneurs, shared gathering spaces, and a creekside outdoor terrace. This project incorporates the 5-Minute Zone™ design philosophy: every essential need, food, learning, wellness, banking, delivery logistics, is available either on-site or within minutes, reducing travel burdens and increasing quality of life.
